Emerald Development is creating a new mixed-use arts campus in the heart of the North Boulder Arts District. The project brings together 54 residences, neighborhood-serving commercial and creative spaces, and an approximately new home for the Boulder Museum of Contemporary Art within a walkable, interconnected campus.

Organized around a network of landscaped courtyards, pedestrian passages, and gathering spaces, the campus is designed to strengthen connections between Broadway, the surrounding neighborhood, and North Boulder’s existing arts community. Ground-floor shops, studios, and flexible creative spaces will support artists, makers, and local businesses while providing new opportunities for exhibitions, performances, community programming, and everyday public life.

The project is envisioned as a porous, active extension of the North Boulder Arts District—combining housing, culture, commerce, and open space within a distinctly Boulder setting.
